THE ASPHALT RESURFACING PROCESS
INSPECT
First, our team visits your property to assess the damage. Once we’ve determined asphalt resurfacing is the most appropriate repair service, we calculate the scope of the project and give you a free estimate.
PREPARE
To prepare for asphalt resurfacing, our team removes all the obstacles from your parking lot, including parking blocks and speed bumps, these will be reset and reconstructed upon completion. We may need to adjust utility structures as well.
MILL
In any parking lot there are match lines where existing asphalt meets flush with concrete and/or other asphalt that is to remain. ADA areas are flush for wheelchair accessibility, so a layer of asphalt needs to be removed to maintain that grade. Catch basins can sometimes require some milling in preparation for overlay as well.
REPAIR
If included in our scope of work, repairs are sometimes needed to replace damaged areas prior to resurfacing. Existing asphalt in these areas are removed and new asphalt is placed and compacted prior to paving the entire lot.
TACK COAT
At Tolliver and Curl, we use a liquid asphalt tack coat between the new layer of asphalt and the old. This tack coat is a bonding agent to keep the new pavement from slipping on the old and eliminates potential water penetration that could delaminate the layers of asphalt. Though often skipped by our competition, this step is very important to the process and a direct result of our commitment to providing the highest quality pavement solutions.
RESURFACE
Finally, we apply the new layer of asphalt to your parking lot. The final result is a smooth, durable, and level asphalt surface.
ASPHALT RESURFACING VS. MILL AND PAVE
Should you resurface your parking lot or completely repave it? The answer depends on the extent of the damage. If your pavement isn’t that old and the damage is surface-level, asphalt resurfacing is probably the most appropriate repair service. However, if your asphalt pavement is older and its base layers are failing, a new layer of asphalt will not solve the problem.
