What is Asphalt Sealcoating?
Sealcoating is the process of applying a protective layer of sealant to your asphalt pavement. There are several types of coatings available, including tar-based, asphalt-based, and petroleum-based. The sealant is applied as a liquid and spread over the surface of the asphalt using a sprayer or a squeegee. Once applied, the sealant dries in 24-48 hours. The result is a smooth and aesthetic blacktop surface. Sealing your parking lot improves its appearance and extends its lifespan.

HOW OFTEN SHOULD SEALCOATING BE DONE?
Sealcoating is an important service that protects your pavement and extends its lifespan, but it doesn’t need to be done every year. Many factors play into the decision on when to seal. Sun, shade, annual precipitation, freeze/thaw, how much traffic and what type of traffic are all factors in this decision. If your parking lot is busy, it may need to be sealed more often than a parking lot that doesn’t experience much traffic.
Inspect your parking lot at least once a year to check for signs of damage. Sealing is not always the solution, but inspection for any damage is key to the lifespan of your pavement.

SIGNS YOU NEED SEALCOATING
Cracks
Small cracks in your pavement don’t just look bad—they can lead to larger, more problematic damage in the future. Cracks allow water to seep in and freeze, causing the crack to widen over time and form a pothole. Commercial grade crack filler is intended to settle down into the crevice of the asphalt. Similar to caulk, it is intended to be filled from the bottom up. We recommend crack fill when a gap of 1/4" and wider has revealed itself on the surface.
